A brown stain creeping across the ceiling, water dripping into a bucket during a storm or a musty smell in one room all mean water is getting in somewhere. The hard part is working out where, because a ceiling stain rarely sits right under the actual leak.

Water can run down the roof sheets or along the framing before it drips through, so the source might be a few metres away. The longer it goes on, the more chance of stained plaster, sagging ceilings and damp spreading into the room below.

  • We look at the roof itself, starting with the places metal roofs most often let water in: flashings, roof windows, fixings, sheet laps and gutters. Because water can travel before it drips through, the source is often some distance from the stain, so it helps if you can tell us where and when the water appears.

  • It depends on what is causing the leak and what needs fixing. A resealed flashing costs less than a replaced one, and replacing rusted sheets costs more again. Roof height and access also play a part. Contact us for a free quote.

  • Catch the water with a bucket or towels and move furniture and belongings away from the drip. Keep clear of any light fittings or power points that are wet, and please don't climb onto the roof yourself, especially when it's raining.

  • Yes. A leak that keeps coming back usually means the earlier repair treated the symptom rather than the source. We look for where the water is actually getting in and repair that.
