On a large roof, water can run a long way across the sheets or along the framing before it drips through a ceiling, so the wet patch is rarely under the actual leak. We trace the water back to where it's getting in and repair that point, not the spot where it shows up.
Many commercial leaks start at the flashings around walls, roof windows and pipes, or at box gutters that can't keep up in heavy rain. Depending on what we find, we repair or replace the flashing, fix the box gutter or replace the damaged roofing, and we'll tell you plainly what caused it.
